Common questions about pre-construction
Is there an HST rebate on new homes in 2026?
Yes. For agreements signed April 1, 2026 to March 31, 2027, Ontario offers HST relief on a new home bought as your primary residence: the full 13% on homes up to $1 million and $130,000 from $1 million to $1.5 million, then phasing down. First-time buyers can also get federal and Ontario first-time rebates.
How do pre-construction deposits work?
Builders usually spread the deposit over several payments in the first year or two. Deposits on freehold homes are protected by Tarion up to set limits, and condo deposits are held in trust. Always check the exact schedule and protection limits in the agreement.
Is there a cooling-off period?
New condos have a 10-day cooling-off period under the Condominium Act. Freehold homes do not, so make your offer conditional on a lawyer’s review.
How do I check a builder?
Search the builder on the HCRA Ontario Builder Directory for licence status, past homes and any regulatory actions, and confirm the home is enrolled with Tarion. I also look at the builder’s record on delays and closings.
Can I sell before closing (assignment)?
Often, but builders set their own rules and fees for assignments. Read the assignment clause before you sign, not when you need to sell.
