Common questions about buying in the GTA
How does the home search work?
You answer 11 quick questions about budget, area, timing and must-haves. I review them myself and send homes that fit, including ones coming to market before they are widely advertised. You decide what to see.
Do I need a mortgage pre-approval first?
It helps a lot. Insured mortgages are allowed up to $1.5 million, with a minimum down payment of 5% of the first $500,000 and 10% of the rest. A pre-approval sets your budget, but the lender still has to approve the specific home, so keep a financing condition unless your lender confirms in writing.
What are GTA homes selling for right now?
In September 2026 the GTA average was $1,006,409 (down 5.1% year over year), with 4.6 months of inventory and homes selling at about 98% of list price after about 34 days, per TRREB. Buyers have more choice and time than in recent years.
Which first-time buyer savings apply?
First-time buyers in Ontario can get a provincial land transfer tax refund of up to $4,000, and up to $4,475 more on Toronto’s municipal land transfer tax. On new homes, federal and Ontario HST rebates can add more. See the roadmap guide below.
What does it cost me to work with you?
Buyer representation in Ontario is set out in a written buyer representation agreement. In most purchases the buyer agent is paid from the commission the seller offers. Your agreement spells out exactly what happens if it is not, before you sign anything.
Can you check a legal basement or school zone?
Yes. I verify second-unit registration with the city and check school boundaries with the board’s own locator before you offer.
