GTA mall and plaza redevelopments: the 2026 list for tenants, owners and investors
Twenty malls and plazas being turned into towers and new retail, with each one’s real stage. What it means if you lease there, own nearby or want in.

At a glance: parking lots and big-box space at GTA malls are being rezoned for towers with new retail at the base. Only two on this list are under construction. The rest range from approved to proposed, which matters a lot if you hold a lease there.
Checked on 3 October 2026 against official municipal and provincial sources.

Talk to me about your spaceIf you lease a unit in one of these plazas
- Read your lease for a demolition or redevelopment clause: how much notice the landlord must give, and whether you get relocation help or compensation.
- Check your renewal option: a landlord planning towers may offer short renewals only. Price the business sale or move around that.
- If you are selling the business, a buyer’s lender will look at the term left on the lease. A redevelopment plan can lower what a buyer will pay. See selling a business confidentially.
If you want space in the new retail
New podiums need grocery, pharmacy, clinic, daycare and food operators, and the early tenants often negotiate the best terms. Ask for the leasing plan early, and model your real monthly cost with the rent and TMI calculator.

Approved towers next door change who shops in the area and what your site could be worth to a developer. Get a confidential opinion of value based on your rent roll and zoning, not a guess. Owner valuation, no listing or signage.
