Home selling tips for the GTA: what works in fall 2026
Twelve practical tips for selling in a balanced GTA market: pricing, presentation, timing, offers and knowing your net.

What the fall 2026 market means for sellers
September 2026 TRREB numbers: 5,040 GTA sales, average price $1,006,409 (down 5.1% year over year), 16,500 new listings and 4.6 months of inventory. Homes sold for 98% of list price on average after about 34 days. In plain terms, buyers have choice. The homes that sell are priced to the right comparables and look better than the competition from day one.

- Price against today’s competition, not last spring. Buyers compare your home with what is for sale now. Look at active and recently sold homes of the same type, size and condition, within walking distance if you can.
- Win the first two weeks. Most showings happen right after a listing goes live. A price cut after week four reaches fewer, more cautious buyers.
- Know your net before you list. Commission, HST, legal fees, mortgage penalty and moving costs can take a big bite. See every GTA selling cost explained.
- Ask your lender for your prepayment penalty in writing. Fixed-rate penalties can be large. It changes your net and sometimes your timing.
- Decide sell first or buy first early. It decides your closing date, bridge financing and stress level. Here is how to choose.
- Fix what buyers will notice in a showing: leaks, stains, broken fixtures, burnt bulbs, sticky doors, worn paint. Small fixes cost little and remove reasons to discount.
- Declutter and depersonalise. Clear counters, closets and walls. Buyers are measuring space and storage.
- Professional photos, a floor plan and a video walkthrough. Online is the first showing. A floor plan answers the question most listings dodge.
- Consider a pre-list inspection on an older home. Finding issues first lets you fix them or price them in, instead of renegotiating after an offer.
- Disclose honestly. In Ontario, sellers should not hide known material defects. Ask your agent and lawyer what you need to disclose, and do it in writing.
- Pick the right offer strategy for the market. Holding back offers only works when there is real competition. With 4.6 months of inventory, most homes should be listed to sell, with offers welcome any time.
- Check your agent’s registration and plan. Every agent must be registered with RECO. Ask for the comparables behind their price, their marketing plan and how they will report showings and feedback.
When to list in the GTA
Spring usually brings the most buyers, but also the most competing listings. Fall is often steady until mid-November, then slows into the holidays. If you must sell, a well-priced home sells in any month. If you have flexibility, plan backwards from your ideal closing date: about 2–4 weeks to prepare, the selling period, then a typical 30–90 day closing.
Mistakes that cost sellers the most
- Listing high “to leave room”, then chasing the market down with price cuts.
- Picking an agent based on the highest suggested price.
- Ignoring condition items a buyer’s inspector will find anyway.
- Firming up on the next home before you know what yours will net.
- Accepting the highest price with weak conditions over a slightly lower firm offer.

FAQ
What is the best month to sell a house in the GTA?
Spring brings the most buyers but also the most listings. Fall is often steady until mid-November. A home priced to the right comparables sells in any month; timing matters most if you have to buy at the same time.
Should I renovate before selling?
Usually not a major renovation. Fix what buyers notice in a showing, paint, repair, clean and declutter. Big projects rarely return their full cost.
How much does it cost to sell a house in the GTA?
Commission plus HST, legal fees, mortgage discharge and any prepayment penalty, plus moving and prep. Get a written net sheet for your home before you list.
Should I hold back offers?
Only when there is real competition. In a balanced market, with about 4.6 months of inventory in September 2026, most homes should be listed to sell with offers welcome any time.
